Compare total monthly cost, deposit, furnishings, repairs and termination terms before signing.
Convert rent into monthly total cost
Add management, utilities, internet, parking, cleaning, maintenance and commuting. Two homes with the same rent can differ substantially after services and travel time.
Check deposit return conditions
Record the amount, purpose, return date, permitted deductions and required evidence. A photographed handover with meter readings and an inventory reduces disputes.
Allocate repair responsibility
Separate normal wear, equipment faults and tenant-caused damage, with response times. Apartment tenants should know how to reach both the owner and management outside business hours.
Read termination terms
Check notice, early exit, deposit treatment, rent review and owner access. If either party files or pays rental tax for the other, record the responsibility and amount explicitly.
